The Electric Safety Council, publish new safety guidelines for landlords to assist in understanding their obligations.
Last week an 82-year-old landlord received a fine for £5,000 for supplying a faulty electric radiator in her rented property.
The failure to maintain the equipment caused an accident, in which a 33-year-old mother died only days after moving into the village in Cornwall.
While such tragic accidents are avoidable, there are over 30 deaths and 4,000 injuries from electricity each year, according to the Electrical Safety Council (ESC).
This tragic death has prompted the ESC to launch a new guide to inform landlords of their specific responsibilities for electrical safety.
The guide is free to download at from the ESC website.
It includes what certification is necessary, as well as giving practical advice on how to meet their legal requirements.
Phil Buckle, Director of the ESC said:
"We’ve put together the Landlords’ Guide to Electrical Safety with the aim of providing landlords with straightforward and comprehensive advice. We hope that this will clear up any confusion and ultimately improve electrical safety in the privately rented sector."
The guide outlines four key activities that should be regularly undertaken by the landlord, which include:
· Visual checks - Checking for visible damage
· Periodic Inspection Report - Recommended every five years, or at the change of tenancy. Detailed guidance is provided.
· Portable Appliance checks - Frequent inspection and testing is necessary, but varies for different types of appliances.
· Fire alarms and emergency lighting - Correct selection, testing and maintenance.
